Qualifying Standards, Leasing Requirements, & Privacy Policies

Aggieland Property Management, and Owners whom are represented, conducts business in accordance with Federal Fair Housing Laws and does not discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin.

To be approved for residency with Aggieland Property Management, applicant must meet the following minimum standards:

Qualifying Standards: Applicant must be a minimum of 18 years of age and must have valid photo identification.

Income/Employment: Applicant must provide verifiable income that is at least 3 times the monthly rent. Guarantor must qualify with 5 times the monthly income. If self employed, Applicant must provide six month’s of bank statements, a financial statement prepared by a certified person, and two years of income tax statements. Additional proof of employment may be requested at manager/owner’s request.

Rental History: Applicant must have minimum of twelve (12) month’s positive rental/mortgage history. Applicants with prior evictions will be denied.

Credit History: Applicant must not have negative credit history for previous 12 months and at least 50% of all accounts must be in good standing. Applicants will be denied if they owe a past landlord money. This also applies to guarantors.

Criminal History: Applicants with a criminal conviction history of sexual, violent, theft, or theft-related crimes will be denied. Management reserves the right to deny any type of criminal activity that is discovered in reviewing the applicant for approval.

Leasing Requirements: 

  • Complete TAA Application/Guarantor Forms: $50 non-refundable application processing fee per potential tenant and $20 non-refundable guarantor processing fee, if applicable. WE DO NOT ACCEPT CASH.

  • Complete Deposit Hold Agreement & Pay Hold Deposit: Deposit must be secured in order to hold unit for a maximum of three (3) days. If applicant is not approved, management will refund the Hold Deposit. Once Applicant is approved, the Hold Deposit will not be refunded for any reason. WE DO NOT ACCEPT CASH.

  • Signed Lease & Addenda – Tenant must sign lease and all addenda within three (3) days or property will be placed back on the market and the Hold Deposit will be retained by Aggieland Property Management.
